About Us
Royal Premier Homes develops and operates mid- and high-rise residential buildings in London, Ontario. Our projects, including our development at 801 Sarnia Road, are designed for the people who live in them, and many of our residents are students. We're building a leasing team that knows this market, and we want an experienced leader to run it.
The Role
As Leasing Manager, you'll own leasing performance for our student-focused residential communities, from first lease-up through renewal cycles after that. You know the academic-year calendar, you can win over students and their parents, and you can run a fast-moving leasing team that consistently hits its occupancy targets. This is a hands-on, on-site role with lots of room to grow alongside our portfolio.
What You'll Do
- Lead lease-up and renewals: Plan and carry out leasing strategies built around the academic calendar for Western University, including pre-leasing, renewal campaigns and fill-the-gap pushes.
- Hit occupancy and revenue targets: Own leasing goals, track pace against budget and adjust pricing, promotions and tactics to reach full occupancy on schedule.
- Drive marketing and brand awareness: Assist the marketing team with running social media campaigns (Instagram, TikTok and others), digital ads, referral programs and content made for students.
- Own campus outreach: Build relationships with student groups, off-campus housing offices, orientation events and local partners to keep a steady flow of leads.
- Deliver standout tours: Lead and coach in-person, virtual and self-guided tours that turn interest into signed leases.
- Screen applications: Assist the team with managing the application process, including credit and reference checks, parent/guarantor agreements, and fair, consistent screening in line with the Ontario Human Rights Code.
- Execute leases: Assist with preparing and executing leases using the Ontario Standard Lease and in full compliance with the Residential Tenancies Act, 2006 (RTA), including individual (by-the-bed) leases and roommate arrangements.
- Match roommates: Run roommate-matching and unit-assignment processes that set residents up for a good year.
- Run move-in/move-out: Coordinate high-volume turnover periods with operations and maintenance, including inspections, key handoffs, deposits and resident communication.
- Build and lead the team: Hire, train, schedule and motivate leasing agents and student brand ambassadors, and set clear performance expectations.
- Manage systems and reporting: Keep CRM and property management software (e.g., Yardi) accurate, and deliver weekly and monthly reports on traffic, conversion, pre-leasing pace, renewals and occupancy.
What You Bring
- 3–5+ years of residential leasing experience, including at least 3+ years in student housing (purpose-built student housing or near-campus rentals).
- A strong working knowledge of the Ontario Residential Tenancies Act and the Ontario Standard Lease.
- 2+ Years of Experience using Yardi Breeze Premier
- A proven sales record: you can show results against leasing and occupancy targets.
- Experience leading, coaching and motivating a leasing team, including part-time or student staff.
- Hands-on experience with property management or CRM software (Yardi preferred).
- Excellent communication skills with students, parents/guarantors and internal teams.
- Strong organization and the ability to perform during peak leasing and move-in seasons.
- Availability to work flexible hours, including some evenings and weekends during peak periods.
